Given the 27-yr average and median price trends , we are approximately at the same average and median price levels as 2016. Currently the total number of transactions has been declining over the past few months, and the total number of cash transactions has been on the slight decline since the beginning of the year. Since 2007, the current average and median price levels are closer to the lowest figures in the last 10 years, except in Montecito where the prices are nearing the 10 year high figures. The total number of transactions for January is at a 10 month low, which could be due to the time of year and lower inventory; with spring time approaching we should see the number of sales increase.
