The Santa Barbara South County real estate market shows trends and recent sales data for the Santa Barbara & surrounding areas. According to the 29-Year Price Trend shown below, the average price range took a slight decline in 2015 to 2016, when we started to see a small increase in 2017 & 2018, then a larger increase in the last year. In the past year we have seen approx. a 7.5% increase, or approx. $107,100 increase in average sales prices for the month of June. The median price levels show a continual increase from 2012 to 2017. Between 2017 to 2018, there was almost zero change in median price levels, but in the last year there has been slight increase of approx. 4.3% or ~$42,204. The average price in SB South County for May 2019 was approximately 1.54 million, while the median price is currently $1.025 million.
The total number of sales decreased for the first month of 2019 by about 16.00% from 146 to 121 total sales, continuing a slight decrease for February with 116 total sales. We have seen a steady increase in sales throughout the entire summer each year with consistently higher numbers than the rest of the year, which is consistent with the recent year to year trends. With the total sales increase in March of approx 50% , we should expect a gradual increase or relative similar numbers of sales transactions through the next couple months, and then a consistent decline in sales throughout fall and winter months. Last year we saw the number of home sales reach yearly low during the winter months – with sales starting to increase again in February; May this year we had the highest number of sales for 2019, with sales numbers reaching 192 transactions. June has stayed active with the number of sales dropping approx 3.1% to 186 sales.
